In many jobs that you might possibly work, the biggest problem you might deal with is whether or not you can work with all the other people around you in your workplace. In realty however, you often need to be able to work in an office with other people as well as on your own with prospective buyers. 99.9% of the time, your prospective buyers are just out looking to buy a house, but sometimes an agent gets into a situation with someone who is out to rob them or cause them bodily harm. As a realtor, you need to take steps to keep yourself safe. The first thing you should do when you’re looking at ensuring your safety while house showing is get your prospective buyers to fill out the pre-qualifying paperwork. This should have their names, current address, car model and license plate, as well as home and work phone number. Start the good habit of taking a “file picture” for each buyer to attach to their file as well. If you take the picture with your phone, you can send it to your office so that they know who you’re meeting as well. A basic self defense class is never a bad idea for in case of emergency. A good self-defense class should teach you a set of skills that starts with ways to deal with people who might escalate to violence, better observation skills so that you can minimize your vulnerability, and some physical tactics to help you escape if the incident comes down to that. Another way to be safer, particularly if you’re meeting with people who aren’t pre-qualified, like at an open house, is to have someone accompany you. Most of the time having an extra person in the house when you’re showing it is enough of a deterrent to keep you safe. Modern technology has given us the personal GPS tracker which is also a good way to help ensure your personal safety. These little devices record and periodically transmit their location to some sort of database. Some of these units also come with the option of a panic button or a fall sensor in case of emergency. A handgun can be a comforting back up tool of last resort if you live in the United States. If you live in a state that allows concealed carry and you are comfortable with the idea, you may want to look into the purchase of a handgun to be your last ditch backup in case of emergency. However, you shouldn’t even think about carrying a handgun unless you are going to invest the time into learning to shoot and taking classes on gun safety. Look into classes about self defense with pistols to get more familiar with that particular aspect of shooting as well. If you live in Canada, this is totally a non-issue as you cannot get a license to carry concealed weapons. All in all, the bottom line is that you need to take the necessary steps to keep yourself safe by avoiding putting yourself in vulnerable positions. The reason that agents are sometimes targets of theft or violent crimes is because they work alone with strangers in isolated areas at times. Make yourself less of a target and keep yourself safe.

Why You Should NOT Try to Save Money in a Down Economy

The newspaper headlines tell the story of the global economic crisis we face; stock market drops, bank closures, government rescue plans and organized efforts by the US, Canada, Europe, and Asia to control the declining global economy, all with little effect on our personal financial challenges. Home values are down, Wall Street has lost five years of value in one week, retirement plans are wiped out, and unemployment is rising. Can you do anything to change your financial situation?

Yes you can. And interestingly, it doesn’t involve cutting back, saving money or trying to live more frugally. The first step is unbelievably simple, and to most folks, it’s counter intuitive.

Don’t Waste Time Trying to Save Money, Spend Money to Save Time

This is opposite of what we grow up believing and it’s opposite of all that most people consider truth. That’s why most people continue trying to save money and why they will never have much of it.

When I was 25 years old, all I did was come up with $15 to $25 dollars a month to pay a lawn service.  That’s all it took to make the difference in my life.

Back then I drove a 24-year old car that broke down every week. I was fixing it myself because I didn’t have much money. But now, I took some of the extra money from working overtime, and paid someone to fix the car. Now I had even more time to work on my wealth plan.

I used all that money to pay a bunch more people to do things for me to save me even more money.  I began spending money anyway I could in order to save time.  And I invested all that extra time into my wealth-building plan.

Business Brokerage and Buyer Representation

People who are looking to buy a business often contact business brokers to help them conduct a search for a business.  Although business searches are routinely conducted for larger scale transactions (mergers & acquisitions level deals that are several million dollars in value), they are not routinely conducted for smaller business sale transactions.  This article will examine some reasons as to why main street business brokers in Canada typically donâ??t conduct searches, some tips to help you find a good business for sale and some ideas assist you increase your chances of buying a viable small business that fits your needs.

Why business brokers (typically) donâ??t do buyer representationA business brokerage professional will in many cases decline offers from prospective buyers to assist them in their search to find a business to buy.  From the perspective of a business intermediary, there are so many business â??buyersâ? in the market relative to sellers that it simply would not be efficient to focus on the buy side representation.  The vast, vast majority of the hopeful business buyers that contact a business brokerage will, in fact, never buy a business.  Some estimate that as many as 80-90% of people looking for a business will never buy one.  So, from the perspective of a broker (or â??sales representativeâ??), it is simply not feasible to focus on representing buyers.

Another reason why a business broker may not elect to work with buyer on a search is that buyers feel that a business search should be done for â??freeâ? and that the commission should naturally be paid by the seller.  This is a typical scenario in the real estate field and the same thought process extends to the field of business brokerage.  The reality is that a business broker could spend countless hours conducting a business search that can come up without a suitable business for sale.

What recourse does a buyer have then?A serious investor that is looking for good business for sale listings may feel that theyâ??re fighting a losing battle.  There are relatively few profitable companies for sale and a competing pool of buyers to contend with.  As a business buyer, your only true â??optionâ?? is to be aggressive in your search.  Buying a business for sale is a much different process than buying a house.  You need to be tenacious and approach it as a serious job.

As a buyer you can: – Include yourself in as many business broker buyer databases as you can – Network with accountants or other small business advisors – Comb the internet and newspapers for business listings – Spread word of mouth that you are in the market

You may want to consider approaching a new business broker who may not have many listings and would be open to at least considering working on the buyer representation side of the transaction for you.

What else can you do?If you are looking for a very specific type of business at a fairly large price (over $1 millions or so) you may also think about approaching some business brokers to see if they might be interested in representing you on the buyer side of the transaction on a retainer basis.  They will likely charge a monthly fee that is non-refundable should you not find a suitable business.  They should also specify the tasks that they will undertake on your behalf for said fee.  Again, not all business brokerage professionals may do this function but it may be worthwhile exploring the marketplace to find one that does.

Fundamentally, buying a business is a lot of work.  It truly is not for those that get easily discouraged.  Be prepared for a process that could last several months and approach it as you would a job â?? or a serious hobby!  Finding the right business to buy can certainly be worth the trouble though if it ends up meeting all of your expectations.

Is Off-shoring Trade?

A growing number of American economists are raising concerns about the American economy and the apparent consequences of America’s having adopted an economic policy featuring what passes as “free-trade,” the off-shoring of our productive resources, and so-called globalization, but few seem to be listening. Read Ralph Gomory, Paul Krugman, Henry C K Liu, and many others to see powerful critiques of globalization. Some of these critiques are suitable for popular consumption, but many are written in a language of economics that seem suited for only trained economists. And although these critiques are powerful, none gets to the absolute bottom of things. Current American economic policies are promoted under the guise of trade, and no one seems to have seen its inherent contradiction.

Ask any child what trade means, and you’ll be told that trade is giving someone something he wants and getting back something you want. Trade involves giving a thing to another in return for another thing for him. But off-shoring doesn’t work that way; it is not trade.

When a nation off-shores its productive capacity, it produces less and less. The products produced by companies engaged in off-shoring produce nothing in their home countries. The production is done in foreign countries. When carried to its logical conclusion, any nation that promotes off-shoring will sooner or later have no products to trade. The only thing that makes such activities seem like trade is the transfer of capital in the form of fiat money. But fiat money is not a tradable product. As Hugo Salinas Price has pointed out, “Today, not a single currency in the world has a valuable content; all of the one hundred and eighty or so currencies in the world have absolutely no intrinsic value at all.”

Now the American dollar is rapidly losing it purchasing power; the value of the dollar is dropping precipitously. The only thing that continues to prop its value up is the fact that since 1973, the US dollar, a fiat currency since 1971, serves as the primary reserve currency for international trade because oil continues to be denominated in fiat dollars. As long as that continues, the American dollar has real value, for while not backed by any commodity such as gold or silver, it is, in a sense, backed by oil. But the oil that backs the dollar is not America’s oil. It is oil owned by foreign nations, many of whom have good reason to dislike the United States.

But this situation may be nearing its end. Within the last few days, Saudi Arabia has refused to cut interest rates in lockstep with the US Federal Reserve for the first time, signaling that the oil-rich kingdom is preparing to break the dollar currency peg. Kuwait became the first oil rich state to break its dollar peg in May. Oil producing countries have reduced their exposure to the dollar to the lowest level in two years and shifted oil income into euros, yen and sterling, according to new data from the Bank for International Settlements. Russia and the members of the Organization of the Petroleum Exporting Countries cut their dollar holdings in the second quarter of this year. Qatar and Iran also recently cut their dollar holdings.

So consider this scenario: The United States trades fiat money, dollars with no intrinsic value, for products made overseas, but manufactures fewer and fewer products for foreigners to buy. When it gets to the point that they can no longer even buy oil with the dollars they hold, what will they be able to buy with them? The only answer is America itself; they will buy American assets—American companies, American real-estate, and America’s infrastructure. It’s already beginning to happen.

A company in United Arab Emirates recently tried to purchase the company that controls our ports. Network equipment maker 3Com is giving up its independence in a $2.2 billion buyout by Bain Capital Partners, a Chinese company. In June, an Australian-Spanish partnership paid $3.8 billion to lease the Indiana Toll Road. An Australian company bought a 99-year lease on Virginia’s Pocahontas Parkway, and Texas officials decided to let a Spanish-American partnership build and run a toll road from Austin to Seguin for 50 years. The tolls from the U.S. side of the tunnel between Detroit and Windsor, Canada, go to a subsidiary of an Australian company — which also owns a bridge in Alabama. Chicago sold a 99-year lease on the eight-mile Chicago Skyway for $1.83 billion to Macquarie Infrastructure Group of Sydney, Australia and Cintra Concesiones de Infraestructuras de Transporte of Madrid, Spain. Illinois lawmakers are examining privatizing the Illinois Tollway, New Jersey lawmakers are considering selling 49 percent of the state’s two big toll roads and a gubernatorial candidate in Ohio wants to sell the turnpike.

Orange County, Calif., got burned by a toll-road lease. The road, part of state Route 91, was built and run for $130 million by California Private Transportation Company, partly owned by France-based Compagnie Financiere et Industrielle des Autoroutes. The toll road opened in 1995. Seven years later, Orange County was looking at gridlock. But it could not build more roads because of a provision in the lease. So it bought back the lease — for $207.5 million, a loss of $77.5 million. Patrick Bauer, the Indiana House’s Democratic leader, says such deals are taxpayer rip-offs. Bauer believes Macquarie-Cintra could make $133 billion over the 75-year life of the Indiana Toll Road lease — for which Indiana got $3.8 billion. Taxpayer rip-off? Much more: the giving away of America by America’s business and political leadership.

Globalization and off-shoring under the guise of “free-trade” is not trade at all. It involves no swap; it is a complete misuse of the language; it involves an oxymoron. There is no such thing as trade that does not involve a swap. As America gets deeper and deeper in debt to foreign countries, as it continues to give fiat currency that is continually losing its value for imported products, America has hung a huge for-sale sign on itself—and our creditors are buying.

We Americans strange. Although we want immigrants to learn English, America’s official language, we may all soon have to learn Chinese and, perhaps, French, Spanish, and even Arabic.
